Bedding laundry as a resident amenity for build-to-rent and concierge buildings

By Linen Room. Updated 18 October 2026.

A bedding laundry service can run as a resident amenity at no cost to the building: residents book and pay the laundry directly, leave a sealed bag labelled with their flat number at the concierge desk, and get it back on the next weekly collection. It solves a common problem in apartments, which is that there is nowhere to wash or dry a king-size duvet, and it needs nothing from staff beyond accepting and handing back bags.

Key facts

  • Zero cost to the building: residents book and pay the provider.
  • One weekly concierge collection serves every resident.
  • Sealed, flat-labelled bags keep staff admin to a minimum.
  • Check insurance, labelling and turnaround before you sign anyone up.

Why residents want it

Apartment washer-dryers are compact. A king or super king duvet will not wash or dry properly in one, there is rarely space to air-dry bedding, and launderettes are an afternoon's job. Pressed bed linen is also something most residents have never had at home and appreciate once they do.

How it runs day to day

The building agrees one collection day a week. Residents message the provider, bag their items and leave them at the desk with their flat number. The provider collects, counts, confirms with each resident directly, cleans, and returns everything the following week. Staff accept bags and hand them back; all communication goes between resident and provider.

What to ask a provider

Do you hold goods-in-trust insurance for residents' items? How are bags sealed and labelled? Who contacts residents, and how? What is the turnaround, and what happens if a bag is late? Will you supply lobby cards and welcome-pack inserts? Can you offer residents an introductory discount?

Furnished units and end of tenancy

For furnished lets and serviced apartments, the same provider can wash and press the linen you own between stays and refresh duvets and pillows at the end of a tenancy. We charge £52 a bed for a refresh of the duvet, two pillows and the mattress protector.
